Understanding what the clay does is the first step to building a shed foundation that actually lasts in North Texas.
What expansive clay soil actually does
DFW clay is expansive, which means it changes volume with moisture. Wet clay swells and pushes upward; dry clay shrinks and pulls away. Over a year, the ground under your shed goes through repeated cycles of expansion and contraction — and anything sitting directly on that ground moves with it.
A shed on skids or blocks has no defense against this. As the clay pushes and pulls, the shed settles unevenly, tilts, and racks. The doors stop closing, the walls twist, and the structure fatigues. It's not poor shed construction — it's the wrong foundation for the soil.
Why a plain slab isn't enough either
Here's the catch: a plain, unreinforced concrete slab doesn't solve the clay problem. The same expansion that tilts a shed on skids will crack a thin, unreinforced slab. We see cracked shed pads all over Dallas, Denton, and Collin counties — usually poured too thin, with no reinforcement and no control joints.
The fix is a reinforced pad with proper thickness, reinforcement, and control joints, sitting on a compacted, prepped base. The reinforcement holds the pad together against soil movement; the control joints give cracking a controlled place to happen; the compacted base reduces how much the clay can shift underneath.
Drainage: the second clay killer
Moisture drives the clay movement, so drainage is half the battle. If water pools around your shed pad, the clay underneath stays saturated and swells more. That's why we grade every site to move water away from the pad — especially on flat DFW lots in places like Carrollton and Grapevine that don't drain naturally.
Base prep includes grading for drainage before the pad is ever poured. It's not a separate service; it's part of building a foundation that survives the soil.
